$2 million lobby renovation of 400 South Tryon now complete

An uptown office tower's $2 million lobby renovation is now complete, with a few more updates on the horizon.

400 South Tryon, owned by Charlotte's Trinity Capital Advisors and New York-based DRA Advisors LLC, received a facelift to update the main lobby and ground-floor corridor, extending through the rear retail corridor to the Church Street entrance. 

The lobby was reconfigured to include new gathering spaces, creating the open-concept layout tenants are largely seeking in their building and individual workspaces. The lobby also received new furniture, accents, artwork and lighting updates.

Studio Fusion was the design team behind the renovation. Tyler 2 Construction was the general contractor.

A 4,000-square-foot fitness center opened last fall. Upgrades will continue through the summer, including interior elevator renovations and updates to the Church Street entrance.

Additionally, Trinity and DRA are renovating the eighth floor with pre-built suites available for occupancy this summer. Finishes include full-length glass along office walls, an updated elevator lobby, and specialty lighting and ceiling fixtures in the reception and conference rooms.

Currently 92% occupied, 400 South Tryon’s biggest tenant is Duke Energy (NYSE: DUK). The eighth and ninth floors are vacant, totaling 37,656 square feet of office space.

Property owners are updating their office spaces and amenities to remain competitive and attract tenants, especially in uptown. In its latest Commercial Real Estate Quarterly, Charlotte Business Journal profiled Stream Realty's $15 million renovation of 300 South Brevard.
